Buying near Tesla’s Gigafactory Texas is neither automatically unsafe nor automatically a good investment. The factory is a large manufacturing site in southeast Travis County, but its presence alone does not establish a home’s value, flood risk, insurance cost, traffic exposure, noise level or environmental conditions. Make the decision from the exact property’s records, inspection results, insurance quotes, tax bill, travel times and what you observe at the house.
What Gigafactory Texas is—and what its published figures do not prove
Tesla describes Gigafactory Texas as a 2,500-acre site along the Colorado River with more than 10 million square feet of factory floor. Its facility page identifies the location as a U.S. manufacturing hub for Model Y and the home of Cybertruck, and it advertises ongoing hiring. The page does not establish a current total workforce.

The Texas Governor’s Office announced the project in July 2020 for southeast Travis County. That announcement projected at least 5,000 jobs and more than $1 billion in capital investment. Those were original projections, not a current headcount, a guaranteed hiring total or evidence that nearby homes appreciated by any particular percentage.
A City of Austin-hosted update supplied by Tesla for October 2021 through February 2022 reported more than 3,500 employees and said 82% were Travis County residents. That is historical company-reported information. It should not be presented as the facility’s 2026 workforce or converted into a claim about present housing demand.

- WORKS WITH EVERY TESLA + OTHER EVs: Built-in Tesla-style plug (NACS standard) connects directly to Tesla Model S, 3, X and Y - and any EV with a NACS port - no adapter needed. The plug even has a button to pop open your Tesla’s charge port. Non-Tesla J1772 vehicles can charge with a NACS-to-J1772 adapter (not included). The extra-long 25 ft cable easily reaches across a garage or driveway.
- HARDWIRED - PROFESSIONAL INSTALL: This Level 2 charger is hardwired (not plug-in), so a licensed electrician installs it per National Electrical Code. It delivers up to 48A on a dedicated 60A, 240V circuit - enough to charge most EVs fully overnight. Want more speed? Your can set DIP switches 4 and 5 to unlock 50A on a dedicated 70A circuit. Before ordering, check your car’s port type and that your electrical panel can support the circuit.
- CONTROL FROM YOUR PHONE: A stronger built-in antenna keeps the charger online even in a garage or basement. Use the free app to start and stop charging, set the charging speed (6-48A), get reminders, and track how much energy and money each charge uses. Requires a 2.4 GHz home WiFi network.
- SAFETY-CERTIFIED & WEATHERPROOF: Independently tested and certified (UL, ETL, FCC, Energy Star). A fully sealed IP66 / NEMA 4 housing stands up to rain, snow, heat and dust indoors or out, and internal steel shielding protects the electronics for years of reliable use.
- GLOW-IN-THE-DARK HOLSTER: The included high-visibility holster glows in the dark so you can find and dock the plug easily at night. Holds the connector securely when not in use.

Why “safe,” “too close” and “will values rise?” have no blanket answer
Distance to an industrial facility is only one variable. Two houses the same distance from the factory can have different flood zones, drainage paths, street access, tax bills, insurance availability, construction quality and resale appeal. A house may face away from the site, sit behind a sound barrier or have direct exposure to an access road; a nearby house may have none of those characteristics.
The available public material does not establish a neighborhood-level statistic for local appreciation, commute times, factory noise or exposure at residences. Employment announcements cannot substitute for those measurements. Treat any agent, seller or online post that promises a fixed price effect from factory proximity as an opinion unless it supplies comparable sales and a clearly defined area and period.
Start with the exact address and parcel
Before comparing listings, write down the complete street address, legal description or parcel identifier and the purchase-year tax period. Verify that the listing’s map pin matches the house, not a neighborhood centroid or a nearby entrance. Gather the seller’s disclosures, prior inspection reports, permits, repair invoices, utility information and any notices from a homeowners association.

Put observed noise, drainage behavior, travel times, specialist opinions and insurance quotes in the second. This prevents an assumption from becoming a fact merely because it was repeated by a listing or neighbor.
Flood, drainage and water-intrusion checks
Use FEMA’s address search as a screening step
Search the exact address in FEMA’s Flood Map Service Center, which FEMA identifies as the official public source for National Flood Insurance Program flood-hazard information. Review the effective map and any available revisions or other map products. Save the map date and the designation shown for the parcel so you can discuss the same information with your lender, insurer and inspector.
A map is not a promise that a house will or will not flood. Local drainage, grading, undersized systems, storm events and changes to surrounding development can create water problems outside a mapped high-risk area. Conversely, a mapped designation does not tell you the amount of damage a particular storm would cause.
Ask for the property’s water history
- Ask the seller directly about prior flooding, standing water, seepage, mold, foundation movement and water entering a garage or crawlspace.
- Request documentation for remediation, drainage work, foundation repairs, grading changes, sump pumps and replacement of flooring or drywall.
- Walk the lot after rain if possible. Look for swales, retaining walls, eroded soil, blocked inlets, staining and water flowing toward the structure.
- Obtain a flood-insurance quote and ask what deductibles, exclusions, waiting periods and contents limits apply. A standard homeowners policy may not cover flood damage.
Ask the insurer to quote the specific address rather than a ZIP-code estimate. Keep the quote with your offer records because premiums and underwriting decisions can change when the carrier receives a full property file.

Inspection: know what a Texas standard inspection covers
The Texas Real Estate Commission describes its standards as minimum requirements for a licensed inspection of a substantially completed one-to-four-family dwelling. The exact sentence is: “The SOPs define the minimum requirements for a real estate inspection performed on a one to four family dwelling that is substantially completed.” A standard inspection is an important baseline, not a complete investigation of every risk associated with an industrial neighbor.
Read the report for decision-grade details
- Separate immediate safety issues from deferred maintenance and cosmetic recommendations.
- Identify roof age, remaining life estimates, attic ventilation, electrical capacity, plumbing materials, HVAC condition and foundation observations.
- Ask which findings require a licensed trade, structural engineer, surveyor, environmental consultant or other specialist.
- Obtain written repair estimates for material defects before the option or inspection period expires.
TREC’s inspection standards exclude specialist work such as engineering, surveying, appraisal and environmental testing. If the inspector identifies unusual settlement, drainage movement, retaining-wall stress, suspected contamination or another condition outside the inspection scope, hire the appropriate specialist rather than asking the inspector to provide an unsupported conclusion.
Industrial proximity questions a routine inspection cannot answer
A home inspection does not measure factory emissions at the residence, establish a health-risk assessment, certify off-site noise levels or determine whether an industrial process could affect future land use. It also does not replace a title review, boundary survey, appraisal or insurance underwriting. Put those questions into separate workstreams so a clean inspection report is not mistaken for a clean environmental or financial file.
Review environmental and regulatory information carefully
A Texas Commission on Environmental Quality record identifies Tesla’s Travis County site as automobile manufacturing and documents an air-authorization application. That is a facility-level regulatory record. It is not an independent finding that every environmental concern is absent, and it does not measure exposure at a nearby residence.

Review seller disclosures, prior uses of the house and lot, visible staining, unusual odors, drainage channels and any documentation of spills or remediation. If a concern remains material, consult a qualified environmental professional about the appropriate sampling plan and how results should be interpreted. Do not infer a health conclusion from the mere existence of an authorization application or from the absence of a record you did not search for.
Calculate taxes and the full carrying cost
Use the purchase-year parcel data
Build your estimate from the property’s actual taxing units, current appraised value, tax rates, likely exemptions, insurance and maintenance. A seller’s old tax bill can omit a recent reassessment, a change in taxing units or an exemption that will not transfer to you.
Texas Comptroller guidance says a qualifying principal residence may receive a school-district residence homestead exemption, with qualification determined by the relevant appraisal district. The Comptroller directs property-specific appraisal and tax questions to local appraisal districts and tax offices. Confirm the filing deadline, eligibility, application status and expected taxable value for the year you will own the home.

Include costs that are easy to overlook
- Homeowners, flood and wind or hail coverage, including deductibles and exclusions.
- Routine maintenance plus a reserve for roof, HVAC, foundation, drainage and exterior repairs.
- Property taxes for every taxing unit shown on the parcel record.
- Utilities, commuting fuel or charging, tolls, parking and any required vehicle changes.
- Homeowners-association dues, transfer fees, special assessments and rules affecting improvements.
- Inspection, survey, appraisal, environmental or engineering fees required to resolve open questions.
Compare the monthly total rather than the list price alone. A lower-priced house with expensive insurance, drainage work or a long commute can cost more to own than a higher-priced alternative with a stronger inspection and predictable coverage.

Test the commute and neighborhood conditions yourself
Drive each route at the times your household would actually travel, including the departure and return windows for different work or school schedules. Repeat the drive on more than one day if the route is important to your decision. Record the door-to-door time, bottlenecks, turning movements, road construction and how easily you can reach groceries, healthcare and emergency services.
Visit the property at morning, afternoon, evening and weekend periods. Stand in the yard, open windows and listen from bedrooms and living spaces. Observe truck movements, rail or roadway sounds, lighting, odors, aircraft, construction and activity on adjacent streets. Ask neighbors what they notice, but treat their accounts as observations to verify rather than as measured data.
The City of Austin lists Tesla as a deployed autonomous-vehicle operator and provides channels for reporting incidents. That listing does not quantify neighborhood traffic and does not show that any particular home is affected. Use it as a reason to check the routes and street conditions that matter to your household, not as evidence of a specific impact.
How to compare candidate homes

A practical distance decision
- Map the relationship. Note the distance to the site boundary, entrances, major roads and any visible industrial structures. Do not rely solely on a straight-line radius.
- Check what lies between. Record buffers, topography, waterways, other industrial parcels, commercial traffic routes and intervening housing.
- Observe the house. Measure your tolerance for sound, light, odors and activity from the rooms and outdoor areas you use most.
- Price the uncertainty. Add insurance, drainage, repairs, taxes and commuting costs using written figures where available.
- Set a walk-away rule. Decide in advance which unresolved issue—such as unavailable flood insurance, an unaffordable repair or unacceptable nighttime conditions—ends the purchase.
This process is more defensible than choosing an arbitrary one-mile or five-mile rule, because it connects the decision to the property and your household rather than to a distance that may ignore roads, terrain and land uses.
What can—and cannot—be said about home values
A major employer can affect a region in many ways, but the cited public material does not provide a neighborhood-level appreciation rate, a price premium or a discount attributable to Gigafactory Texas. The 2020 job and investment projections and the 2021–2022 employee report are not substitutes for a current comparable-sales study.

Request the sale dates, list-to-sale ratios, time on market and adjustments used. Separate sales evidence from forecasts about future hiring, expansion or infrastructure. A model that assumes the factory will always expand may not fit a home whose value depends on a single employer or a narrow buyer pool.
Consider resale from the next owner’s perspective. Would the same person see the commute as convenient? Would an insurer write the policy on similar terms? Are repairs and tax obligations documented clearly enough for a lender and future buyer? Those practical answers matter more than a generalized statement that the factory is “good” or “bad” for prices.
Protect yourself in the offer and contract
Use the inspection, financing, appraisal and other contingencies available under your contract and local practice. Confirm the deadlines in writing; a right that expires before you obtain a report may not protect you later. Ask your real-estate attorney or licensed agent how the contract handles material defects, insurance availability, title exceptions, flood information and seller disclosures.
- Order the inspection early enough to obtain specialist follow-up and repair estimates.
- Ask the lender and insurer whether the flood designation, prior claims or industrial adjacency changes underwriting.
- Require repair receipts, permits and transferable warranties for recent drainage, foundation, roof or environmental work.
- Compare the appraisal with your documented comparable-sales analysis rather than assuming the list price reflects factory-related demand.
- Keep copies of every map, quote, report and disclosure with its date and the person who supplied it.
If a material question cannot be answered before a contractual deadline, treat that uncertainty as a risk requiring a price adjustment, additional protection or a decision not to proceed—not as a reason to assume the best outcome.

Questions to ask before you commit
For the seller or listing agent
- Has the property ever had flooding, seepage, mold, drainage failure or an insurance claim?
- What repairs or alterations were made, who performed them and were permits obtained?
- Have you received notices about roads, construction, easements, zoning or nearby industrial activity?
- Which fixtures, systems and warranties will transfer at closing?
For the inspector and specialists
- Which findings are outside a standard inspection and require engineering, surveying or environmental work?
- What additional testing would answer the specific concern, and what would the result not prove?
- What repairs are urgent, what can be monitored and what budget range should be reserved?
For the appraisal district, tax office, lender and insurer
- Which taxing units apply, and how is the current value determined?
- Will I qualify for a school-district residence homestead exemption, and when must I apply?
- What are the written premiums, deductibles, exclusions and flood requirements for this address?
- Could prior claims, mapped hazards or property characteristics change the terms before closing?
Red flags that justify slowing down or walking away
- The seller cannot explain repeated water intrusion, fresh cosmetic repairs or missing permits.
- Flood coverage is unavailable, prohibitively expensive or subject to a deductible your budget cannot absorb.
- An inspection identifies movement, drainage failure or structural concerns without a qualified follow-up opinion.
- Taxes, exemptions or taxing units are unclear, or the projected payment depends on an exemption you may not receive.
- Observed nighttime noise, light, odors or traffic are unacceptable even though daytime visits seemed quiet.
- The purchase only works if unverified factory expansion, job growth or appreciation occurs.
- A material question remains unresolved when the relevant contract contingency is about to expire.
A final pre-offer worksheet
Before submitting an offer, complete one page for each address:
- Exact address, parcel number and map date.
- Flood designation, drainage observations, prior water history and written flood quote.
- Inspection date, major findings, specialist referrals and repair budget.
- Environmental or regulatory records reviewed, with any remaining question stated plainly.
- Current appraisal, taxing units, estimated annual taxes and homestead-exemption status.
- Homeowners insurance quote, deductible, exclusions and claim-history questions.
- Commute times for each important trip at the actual travel windows.
- Conditions observed at the property during multiple visits.
- Comparable sales and assumptions used for the price decision.
- Your written walk-away conditions and the contract deadlines protecting them.
If the worksheet contains several “unknown” entries, the next step is more verification, not a stronger conclusion about Tesla or the neighborhood. Once the address-specific evidence is complete, you can decide whether the home works for your finances and daily life without relying on broad claims about factory proximity.
