The manufacturer’s current registration page describes conditional 12-year parts/compressor coverage for certain residential installations, while its ten-year extended-warranty language refers to specified commercial systems. The coverage that applies to a particular unit depends on its equipment, installation, ownership, registration, and the dated warranty statement.
Why Mitsubishi warranty claims can say 10 or 12 years
Mitsubishi Electric HVAC US uses different warranty terms for different products and situations. Its registration page describes a 12-year residential parts/compressor term for eligible owners. Separately, the manufacturer describes a ten-year extended-warranty process for specified commercial systems. Neither number, by itself, establishes coverage for every Mitsubishi system.
The manufacturer’s limited warranty statements are organized by product family and effective date. The index includes a residential HM/WR/HX/WX heat-pump statement effective June 1, 2026, alongside other statements and older versions. Match the unit and installation period to the applicable document rather than relying on a general marketing summary.
When the 12-year residential term may apply
Mitsubishi Electric HVAC US says that systems installed by a Diamond Contractor or Ductless Pro and registered within 90 days of installation are eligible for the best warranty terms. Its registration page displays “12 year parts/compressor” for qualifying residential systems. The stated conditions include:

These are eligibility conditions, not a blanket guarantee for every owner, installer, home, or equipment model. The manufacturer also says its limited warranty applies only to products installed by a licensed contractor and that warranty protection and services are available only to the original owner subject to its requirements. It cautions that resale purchases, including internet and auction-channel purchases, may not receive warranty protection. See its limitations on product resales.
Where the 10-year figure fits
The manufacturer’s ten-year extended-warranty language is presented in its commercial context. Mitsubishi’s registration information describes a process for specified commercial systems designed using Diamond System Builder, requiring specified documentation and submission within 45 days of startup. Its contractor-finder page also refers to a ten-year extended warranty for commercial VRF contractors after registration. Those terms should not be presented as the standard residential offer.

For contractor qualification and system-specific guidance, use Mitsubishi’s HVAC Pro finder and confirm the applicable terms in the warranty statement for the equipment.
What “parts/compressor” does—and does not—tell you
A summary that names parts and compressor coverage does not establish that every cost associated with a repair is covered. The online summary does not settle whether labor, diagnostic visits, service calls, refrigerant, removal, or reinstallation are included. Check the complete warranty statement for the exact equipment and installation period for covered components, exclusions, remedies, and any labor or service-cost provisions.

How to check coverage for a specific system
- Identify the equipment. Get the indoor and outdoor model numbers and identify the product family.
- Gather the installation details. Record the installation date, location, installer, and whether you are the original owner residing at the property.
- Find the registration record. Confirm whether the system was registered and when. For the best residential terms described on the registration page, the deadline is 90 days after installation.
- Match the facts to the dated statement. Use Mitsubishi’s warranty index to select the document for the product family and applicable period.
- Read the full terms. Verify covered components, exclusions, remedies, transferability, and any labor or service costs in the applicable statement—not only the registration-page summary.
If comparing two offers, compare the exact equipment and warranty version, covered parts and compressor term, installer and registration conditions, ownership and transfer rules, and labor and exclusion terms. A longer duration alone is not a meaningful comparison.

The manufacturer’s published terms establish eligibility conditions and warranty durations, not repair outcomes. They do not establish claim approval rates, failure rates, or whether repairs are routinely accepted or denied. So the ten-year figure is not evidence of a scam; it is also not a promise that every homeowner will receive ten years of free repairs. The actual coverage rests on the applicable warranty statement and whether the installation and owner meet its requirements.
